Prices are close — Surprise runs about $10,000–$15,000 higher on the median. Peoria has slightly more inventory and longer days on market right now, which gives buyers a bit more leverage there.

Marley Park (~$485,000) is one of the most distinctive communities in the entire metro — wraparound porches, alley-loaded garages, interconnected parks, genuine walkability. There is nothing quite like it in Peoria. If community feel and architecture matter to you, Marley Park is hard to beat.

Prasada (~$512,000) is Surprise’s newest master-planned community. Resort-style amenities, newer construction from 2018 forward, and a commercial center still expanding. Buyers coming from California specifically gravitate toward Prasada because it feels turnkey and modern.

Sun City Grand (~$415,000) is the premier 55+ active adult community in Surprise — four recreation centers, golf, and an endless activity calendar. If you’re 55+, this deserves serious consideration.

Surprise Farms (~$382,000) is your best value play — solid construction, mature landscaping, low HOA, and $70,000–$100,000 below comparable square footage in Prasada.

Peoria Neighborhoods

Vistancia (~$520,000+) is Peoria’s flagship master-planned community — one of the most awarded in the country. Amenities are excellent, the community is well-maintained, and resale values have held strong. If Vistancia is in your budget, it competes directly with Prasada.

Lake Pleasant Heights (~$475,000) gives you proximity to Lake Pleasant Regional Park — boating, kayaking, and camping right at your doorstep. If outdoor recreation is a priority, nothing in Surprise competes with this.

Westwing Mountain (~$490,000) offers mountain views and a quieter feel compared to the flatter parts of both cities.

Trilogy at Vistancia — Peoria’s answer to Sun City Grand for the 55+ buyer. Similar amenities, similar price point, different vibe.

Verdict on neighborhoods: Surprise wins on community character (Marley Park is unique) and value (Surprise Farms). Peoria wins on outdoor recreation access (Lake Pleasant) and has Vistancia as a legitimate rival to Prasada.

Schools

Both cities have solid options — and Arizona’s school choice laws mean you’re not necessarily locked into your geographic district school.

Surprise is served primarily by Dysart Unified School District, which has improved significantly over the past decade. Several elementary schools consistently rate well. BASIS and other charter schools draw strong interest.

Peoria is served by Peoria Unified School District, one of the largest in Arizona. It has a strong reputation overall and multiple well-rated schools, particularly in the northern parts of the city near Vistancia and Westwing.

Verdict on schools: Peoria Unified has a slight edge on overall reputation, but the gap has narrowed and school choice options make this less of a deciding factor for most buyers.

Long-Term Value

Both cities have strong appreciation track records, but the drivers are different.

Surprise is growing faster in raw population terms. The Loop 303 corridor continues to attract logistics, manufacturing, and tech employers. Prasada’s commercial development is still in early stages — meaning long-term appreciation upside as that area matures.

Peoria is more built out, which means less raw land appreciation but also more stable, established infrastructure. Lake Pleasant-area properties tend to hold value well because the recreational amenity is irreplaceable.
