This comparison trips up more buyers than any other in the West Valley, and it is because of one number that looks simple and is not.
Litchfield Park’s median home price is about $105,000 higher than Surprise. That sounds like a straightforward premium market. It is not. Litchfield Park is one of the most bimodal housing markets in the metro, and understanding that is the difference between shopping it well and writing it off.

Two things jump out.
Litchfield Park is pricier and faster. $105,000 higher on the median, and homes go under contract about 10 days quicker. That combination is unusual. Normally the more expensive market is the slower one, because the buyer pool thins as prices climb.
The volume difference is enormous. Surprise closed 2,672 homes in eight months. Litchfield Park closed 177. That is a 15-to-1 ratio, and it is the single most important practical fact in this comparison. Litchfield Park is a city of roughly 7,000 people. On any given weekend there may be a dozen homes on the market that fit your criteria. In Surprise there will be hundreds.
Why the $535,000 Median Is Misleading
Here is what the citywide number hides. Broken out by community:

Litchfield Park is not one market. It is two, sitting next to each other.
There is a luxury core built around the Wigwam Resort, custom and semi-custom homes on large lots running $761,000 to $875,000 at $281 to $327 per square foot. And there are established tract neighborhoods, Wigwam Creek and Dreaming Summit, running $413,000 to $435,000 at $199 to $211 per square foot.
Almost nobody actually buys a home at $535,000 in Litchfield Park. That number is the midpoint between two clusters, not a description of a typical home.
And here is the part most buyers miss: Wigwam Creek’s median of $413,000 is below Surprise’s citywide median of $430,000. You can buy in Litchfield Park for less than the typical Surprise home. At $211 per square foot Wigwam Creek is also cheaper per foot than Surprise’s citywide $223.
Litchfield Park is more expensive than Surprise, except for the parts that aren’t.
The Real Comparison: Community to Community
Once you drop the citywide numbers, the honest matchups get clear.
Value tier: Surprise Farms ($417,500, 45 days, $204/sqft) against Wigwam Creek ($413,000, 44 days, $211/sqft). These are almost the same purchase on paper. $4,500 apart on price and one day apart on market time. The decision here is entirely about which town you want to live in, not what you can afford.
Mid tier: Sun City Grand ($433,500, 70 days) against Dreaming Summit ($435,000, 54 days). Nearly identical pricing, but very different products. Sun City Grand is a 55+ community with four rec centers and golf. Dreaming Summit is a conventional family neighborhood. Same money, completely different life.
Luxury tier: Sterling Grove ($925,000, 76 days, $386/sqft) against Village at Litchfield Park ($875,000, 45 days, $281/sqft). This is the most interesting pair in the comparison. Sterling Grove costs $50,000 more, takes a month longer to sell, and runs $105 more per square foot. Village at Litchfield Park is the better value on paper. Sterling Grove is newer with a Jack Nicklaus course. Village at Litchfield Park is established, mature, and adjacent to the Wigwam.
What Litchfield Park Actually Offers
The Wigwam. A resort dating to 1918 with three golf courses, a spa, and restaurants that draw from across the metro. Living adjacent to it is the entire premise of the luxury side of this market, and Surprise has no equivalent institution.
Scale. Roughly 7,000 residents against Surprise’s 150,000-plus. Mature trees, established streets, a small downtown. If you want a town rather than a suburb, this is the West Valley’s best option.
Location. Litchfield Park sits closer to I-10 and the Loop 101 than Surprise does, which shortens the run to downtown Phoenix and Sky Harbor.
What Surprise Actually Offers
Selection. 2,672 closed sales against 177. Fifteen times the inventory means fifteen times the chance of finding the specific house you want at the specific price you want.
Range. Surprise runs from Surprise Farms at $417,500 to Sterling Grove at $925,000, with Marley Park, Asante, Greer Ranch, and Prasada filling the middle. Litchfield Park has the two ends and very little between them.
Purpose-built communities. Marley Park’s walkability, Prasada’s resort amenities, Sun City Grand’s 55+ infrastructure. These are specific products for specific buyers, and Litchfield Park’s older housing stock does not compete with them directly.
Better negotiating position. Surprise sits at 67 days against Litchfield Park’s 57, and with far more inventory. More homes sitting longer means more room to negotiate.
The Bottom Line
Choose Litchfield Park if:
- You want a small-town feel rather than a master-planned suburb
- The Wigwam and the luxury core are the draw (budget $761,000+)
- You found the right house in Wigwam Creek or Dreaming Summit at Surprise pricing
- You commute to downtown Phoenix or fly frequently
- You are not in a hurry and can wait for the right listing in a thin market
Choose Surprise if:
- You want real selection and want to compare multiple homes
- You want a specific community product (Marley Park, Prasada, Sun City Grand)
- You are buying and want negotiating leverage
- You are shopping the $450,000 to $600,000 range, which Litchfield Park barely serves
- You need to move on a timeline
The honest summary is that these cities serve different buyers, and the median prices obscure that more than they reveal it. Litchfield Park is a small luxury market with a couple of affordable tract neighborhoods attached. Surprise is a large, deep, varied market with something at almost every price point.
If your budget is between $400,000 and $450,000, look at both. Wigwam Creek and Surprise Farms are genuinely comparable. Above $600,000, Litchfield Park gets interesting and Surprise gets thin. Between those two, Surprise wins on selection every time.
