Both cities anchor opposite ends of the West Valley, both have real master-planned pedigree, and both pull buyers who want new construction without East Valley prices. So which one actually fits you?

Goodyear runs about $52,000 higher on the median home price and moves roughly 10 days faster to contract.
Here’s the detail most comparisons miss: price per square foot is almost identical, $232 in Goodyear against $229 in Surprise. That is a 1% difference. Goodyear’s higher median is not because you’re paying more per foot. It’s because the homes are bigger and newer.
That reframes the whole question. You are not choosing between an expensive city and a cheap one. You are choosing between two markets priced almost identically per square foot, where one skews toward larger newer product.
The list-to-sale ratios back that up. Goodyear at 99.1% is actually holding slightly closer to asking than Surprise at 98.9%. Both markets are disciplined. Neither is discounting.
What the Speed Difference Means
Goodyear at 58 days against Surprise at 68 is a real gap, and it cuts differently depending on which side of the transaction you’re on.
If you’re buying, Surprise gives you more room. Ten extra days of median market time means more homes sitting long enough to negotiate on, and more sellers who have already watched a couple of weekends go by without an offer.
If you’re selling, Goodyear’s pace is a warning about Surprise, not a knock on it. Your home in Surprise will likely take longer than the same home in Goodyear, which means pricing right on day one matters more here. Surprise is one of the slower markets in the West Valley right now. That is not a problem, but it is a fact worth planning around.
Location and Commute
Surprise sits in the far northwest corner of the metro, roughly 35 to 40 minutes from downtown Phoenix via the Loop 303 and I-10. If your job is in the Northwest Valley, along the 303 corridor, or in Surprise itself, this is a non-issue.
Goodyear sits southwest, directly on I-10. That is the meaningful difference. I-10 is the artery to downtown Phoenix, Sky Harbor, and the West Valley employment corridor, and Goodyear feeds straight onto it. For an airport-heavy travel schedule or a downtown commute, Goodyear is the more practical address.
Goodyear also carries employment weight of its own. The I-10 corridor has pulled significant distribution, manufacturing, and back-office development, which means a real share of Goodyear residents work in Goodyear.
Verdict on commute: Goodyear wins on airport access and downtown Phoenix. Surprise wins if your life runs along the 303 and the northwest arc. Neither is a short trip to Scottsdale or the East Valley.
Neighborhoods and What You Get for the Money
This is where the citywide medians stop being useful.
Surprise Neighborhoods
Marley Park ($465,000 median, 46 days) is the most distinctive community in either city. Wraparound porches, alley-loaded garages, interconnected parks, real walkability. Goodyear has nothing built on the same premise.
Prasada ($583,500 median, 87 days) is Surprise’s newest master-planned community. Resort amenities, construction from 2018 forward, commercial center still expanding. This is the closest Surprise gets to Goodyear’s newer product.
Sun City Grand ($433,500 median, 70 days) is the premier 55+ community in Surprise. Four rec centers, golf, and a calendar that never empties.
Surprise Farms ($417,500 median, 45 days) is the value play. Solid mid-2000s construction, mature landscaping, low HOA.
Goodyear Neighborhoods
Sedella ($696,770 median, 68 days) is the top of the Goodyear market. Established 2012 and still building out, with wider streets and better open-space access than the older communities nearby. Nothing in Surprise sits at this price point with this much new construction.
PebbleCreek ($550,000 median, 49 days) is Goodyear’s 55+ answer to Sun City Grand, and the two are not close on price. PebbleCreek runs about $116,500 above Sun City Grand. It is gated, golf-centered, with multiple pools and a 300-seat clubhouse auditorium. It’s also one of the few communities in the whole West Valley still appreciating rather than cooling, up about 2.5% year over year. If you’re 55+ and want a golf-first lifestyle specifically, tour both before deciding, because the gap is real money.
Palm Valley ($555,000 median, 78 days) is Goodyear’s original master-planned flagship, a 9,000-acre golf community established in 1993. It is the most established of the group, with mature landscaping most newer communities can’t match. It is also the slowest-moving community here at 78 days, so buyers have leverage.
Estrella Mountain Ranch ($493,950 median, 66 days) is built around a private lake and a mountain trail network, with genuine resort programming including the annual Lakeside Music Festival. At 378 closed sales it is also the deepest submarket in Goodyear, so inventory and comps are plentiful. If outdoor recreation is your priority and Lake Pleasant is too far north, this is your answer.
Canyon Trails ($435,000 median, 60 days) is Goodyear’s value play at $204 per square foot, the lowest in this comparison. Larger, more affordable, close to Phoenix Goodyear Airport and Estrella Mountain Regional Park, with an easy run to the city center.

Reading the Neighborhood Numbers
The 55+ comparison is the widest gap in this post. Sun City Grand at $433,500 against PebbleCreek at $550,000 is a roughly $116,500 spread for broadly similar lifestyles. Both are gated golf communities with full amenity calendars. If you’re 55+ and price-sensitive, Sun City Grand is the obvious answer. If you want newer and golf-first, PebbleCreek justifies the premium, and it’s one of the only communities in the West Valley still appreciating, which tells you the demand is there.
Canyon Trails is the value story nobody talks about. At $204 per square foot it undercuts every Surprise community in this comparison including Surprise Farms. If maximum square footage per dollar is the goal, Goodyear wins that specific fight.
Speed varies more within Goodyear than between the cities. PebbleCreek moves in 49 days. Palm Valley takes 78. Same city, nearly a month’s spread. Which community you pick affects your timeline more than which city you pick.
