Corte Bella (Sun City West) — median sold price around $530,000, down significantly, about 12.8%, from a year ago, with a longer time on market (around 100 days). The luxury, gated golf-tier of the market has cooled more than most.

PebbleCreek (Goodyear) — median sold price around $550,000, actually up about 2.5% from a year ago, one of the only 55+ communities in the region still appreciating, and moving fast at a 49-day median.

The point isn’t that one of these is “better,” it’s that pricing your specific home against genuinely current comps in your specific community matters more than ever right now, since the market has moved differently depending on exactly where you are.

Timing It Around Your Travel Schedule

You don’t have to choose between selling and finishing out your last season here. A few common approaches:

List before you leave for the season. If you’re heading out in spring, listing in January or February puts your home in front of other snowbirds who are physically in town and actively touring, the strongest buyer pool 55+ communities see all year.

List remotely once you’re gone. If the decision comes after you’ve already left for the year, that’s fine too. Professional photography, a strong online listing, and pre-market buyer exposure work whether you’re in the house or a thousand miles away.

Sell furnished or unfurnished, your call. Many snowbird sales include some or all furniture as part of the deal, since moving furniture across the country often costs more than it’s worth.
