Two things are driving it. First, new construction premiums: homes here are built 2018 to present, with open floor plans and energy-efficient construction that resale inventory elsewhere in Surprise simply can’t match without a full renovation. Second, low relative inventory, the commercial development and resort-style amenities are drawing a specific buyer who wants a newer home with a curated lifestyle attached, and there isn’t a large backlog of available homes to meet that demand yet.

Prasada is built around genuine resort-style infrastructure, not just a name on a gate:

- A genuinely new home rather than a resale, without leaving Surprise
- Resort-style amenities built into daily life, not a drive away
- Out-of-state relocators (often from California, Colorado, or Washington) who want turnkey and modern without a renovation project
- A community still in active growth mode, with commercial development continuing to add value over time
It’s a less natural fit if you’re chasing the lowest possible price per square foot, that’s Surprise Farms, or if you specifically want the walkable, front-porch feel of Marley Park. Prasada is newer, more amenity-driven, and priced accordingly.

If you’re selling in Prasada, the math is in your favor right now: low relative inventory plus the fastest days-on-market in the city means well-priced homes aren’t sitting. If you’re buying, be ready to move, at 19 days average, hesitating on a well-priced, updated home here often means losing it to another offer.
