Waddell doesn’t look like most cities on this list. There isn’t a collection of older, traditional neighborhoods here, instead, Waddell’s identity is built around a handful of larger, newer communities clustered near the White Tank Mountains and the Loop 303 corridor.
1. Zanjero Trails — The Largest Community

Zanjero Trails is Waddell’s largest master-planned residential community, spanning multiple phases and sub-communities. It’s the closest thing Waddell has to a flagship development, and it’s usually the first community that comes up in any conversation about the area. Pricing has held up better here than in most West Valley communities this year, essentially flat rather than pulling back.
2. White Tank Foothills — Built Around the Mountains
White Tank Foothills is a newer, master-planned-style development built with the White Tank Mountain setting as its central feature. If mountain views and proximity to the White Tanks are the priority, this is the community to know.
3. White Tank Vistas — Planned for Scale
White Tank Vistas is a planned single-family community with hundreds of homes in its build-out, representing one of the more significant newer developments in the Waddell area.
